Sticking Windows & Doors

If you have recently noticed that your windows and doors are sticking, are out of square, or it has become difficult for you to open and shut your doors and windows completely, this may be a sign of serious foundation problems.

Often times, houses built on expansive soils experience settlement at a different rate than other portions of the house. When this differential settlement occurs beneath your foundation a portion of your home where windows or doors are located, are often affected quickly. Leading to the difficulty of opening or shutting your doors or windows, and in some cases causes your doors or windows to not open at all.

Separation in Caulk

Another common sign that your home may be in need of foundation repair is if you begin to notice separation of caulk lines where your door or windows meet the walls of your home. Re-caulking is often a quick and easy cosmetic fix, however, if the root of the problem isn’t merely cosmetic and your foundation is sinking, the problem will continue to reappear and possibly get worse.

It’s important to remember that not all signs of foundation failure may appear at once.
